November 2019 Thurston County Market Trends Report
In the Thurston County real estate market, conditions continue to favor sellers over buyers, even as fewer houses become available compared to his time last year. November 2019 found a decrease in the number of active listings for single-family homes, according to the information from Northwest Multiple Listing Service. Active listings decreased 45.1 percent to 394 compared to this time last year.
Actual sales of single-family homes also decreased over the same period. The Northwest Multiple Listing Service reports that in November 2019, a total of 349 single homes were sold in the Thurston County area. This represents a 9.6 percent decrease over sales in November 2018.
Prices in the Thurston County real estate market continued to climb. The median price of a single-family home in the Thurston County area increased 10.4 percent to a median sales price of $350,000. Homes spend an average of 10 days on the market in Thurston County, which is the same as in previous month. We can also investigate the “average day on market” a bit deeper.
There are certain price points that are telling of what the market is doing. Sales between 0-200k are on the market an average of 16 days which is a decrease of 17 days from the previous month. When homes sold between 200-350k these homes were on the market and average of 9 day and that is up +3 days from the previous month. Homes sold between 350-500K sat on the market an average of 18 days which is an increase of 3 days from the previous month. Lastly homes that sold at 500k and above were on the market an average of 35 days which is a decrease of two days from the previous month. Obviously the more popular price points homes are not sitting long.
Generally high prices, limited availability, and quick sales of those homes that come up for sale make the Thurston County real estate market a favorable environment for sellers.
